about a topic that we’ve covered quite a few times over the last couple of weeks we sell a lot of homeowners insurance out of this office we represent multiple carriers we work with a lot of realtors and mortgage brokers so we get the question a lot see it get me a basic insurance policy get me something cheap we just want something cheap we just want something basic out of this office we don’t simply do cheap and basic we try to add the best value that we possibly think we can add and give the customer the option to choose which insurance policy is right for them however there’s three things that we like to put on every insurance policy first one service line covers that’s
utilities coming in and out of your home we want to make sure that your sewer line your waterline and your electrical coming in and out is covered because that is not covered under your quote unquote basic homeowners insurance policy we’ve handled dozens of claim related to service line and it’s an extremely valuable coverage to have on your policy and it’s an it increases the cost twenty forty dollars nothing nothing insane that’s going to break
the bank the second one is equipment breakdown coverage that’s going to cover your mechanicals and your electronic equipment it’s not a replacement for a home warranty however it does give you additional coverage for that power surge that power outage something that happens to a lot of your electronic equipment that would not be typically covered under a regular homeowners insurance policy the third one is extended replacement cost we want to make sure that even though the replacement cost is set for a hundred percent of the proposed value of the home to rebuild including demolition debris removal architectural drawings engineering ordinance and law and actually building the new structure if there is a catastrophic event a time of major loss supply-and-demand is going to dictate the cost of materials and the cost of labor so that to build that rebuild the home could potentially be 25 or 30
